Nicely done. What's the CAP rate? Also was it value add or turnkey? How did you get around financing without a co signer? Would appreciate a response here or via PM

@Anita Ahuja Just saw this thread .. Everyone will give you suggestions on where to invest and where not to... its your job to figure out what to do with your money ... I would suggest you to read more and see who from the bay area is buying locally and try to meet up with them and try to understand why they invest in the bay and how they make the deals happen and what kind of returns are they targeting ... 

Another option could be talking to coworkers, friends and family to see if they are investing in RE and what works for them ... Make an educated investment

Will Gaston some these were owner financed properties, I am guessing the owners are the ones holding the notes. So you want them to take less money on the property they sold? Why should they? They are sitting in a comfortable position that if you default, their is good equity in the property. Obviously they don't need the money right away and that's tree reason they owner financed it in the first place. I think if you bring up taking less money with them, you will just annoy them. Instead as one of the posters mentioned, be friendly with them and let them know you are going to refinance and maybe they will become your private money lender.

About 7.3% in first year and 11% starting second year when property taxes are lower ... I used 38% for the vacancy, PM, capex and maintenance. However I did not see the insurance cost which would reduce the ROI further. When u do a cash out refi, the ROI will go up

@Ami Sapir I do not wholesale. I am happy to pay the finders fee to wholesalers if I like the property they are offering.

@Ami Sapir .. Cutting expenses is good though you need to also look out for increase income. Looks like you are not planning to be a wholesaler so I would suggest to delay reading RE books .. instead look for ways to increase income.

Since you are in IT sales and managing a few people, try to get a better job in another company or a promotion in yours. You can also do side gigs, teaching/helping people on IT sales or whatever else you are good at. This along with cutting expenses will accelerate your goal of reducing debt

@Lesley Resnick  I look at this way. A round trip to Europe in business class is 100k miles. Thats roughly $1000 @ 1 cent/mile. I would have spent ~$1000 to buy economy ticket. I do not make or save money but get to travel more comfortably. 

I did act as a broker of miles once. I bought at 1.1 cents/miles and sold at 1.5 cents/mile and pocketed $400.
