@David Lauka Talk to the seller and see if they are willing to owner finance for short term (since you mention your funds are tied for 3 months). Understand why they want to sell. If they need all the money immediately, then they may not owner finance.

Susan Vanderburgh if you are just starting out, I would suggest buying in your name and have a good umbrella policy. LLC will complicate things plus you won't get conventional loans for properties in LLC.
Also if you are just starting, stick to one or two cities/state for your properties. Every new city adds to the headache of finding the areas, analysis, PMs etc. When I started out, I was doing the same thing but quickly realized and cut down my focus to 2 cities

You can also verify with starting utilities for one unit and see which one turns on

Usually the lower unit is A and upper is B
