Selling to buy a bigger deal. All 4 identical units. 3 bed/1 bath

one updated unit rents for 900 + 40 for garage.. other units rents for 720-745 .. one other unit pays for garage $25 ... when tenants leave, you can update the units and increase to 900 on other units as well.

Tenants not aware of sale. Please do not disturb.

Selling my current rentals to buy an apartment I have under contract.

This Duplex generally rents for 1300 for both units .. Up unit is empty and we are showing for the next tenant this weekend.

Similar duplexes are listed at $99K on MLS. Selling mine at $90k for a quick sale. Offers welcome. This is not a wholesale property. No owner financing.

Recently rehabbed 4 unit for sale. Almost everything is new. 3 of the 4 units are rented and 4th unit tenant is being evicted. These are larger units than the nearby ones. 

Value add: Currently the 3rd floor is part of the top units and has 1 bed and a unfinished living room on either side. It could be converted to 2 separate 1 bed/1 bath units and make it a 6 family building.

@Sach Sing none of the options listed mention any cash out so my recommendation would be to not go through the refi

@Michelle Eisenberg you may have to call them again to get the info on inquiries and showings. Find out who will be responsible for showing your property and then you can ask them to update you on a weekly basis (don’t think they will be able to do that on a daily basis)

Use the money from the sale for downpayment. Use 3.5% downFHA or 5% down conventional.

Why are you selling the home? To get a bigger house, move to a different city? If you just want to house hack, why not take a HELOC and get a duplex and then rent your current primary.
