I have committed to buying my first property this year. This is the first thread on BP that I have read and it was super helpfu. Thanks to all who commented with their advice and insight.

Currently I work in business lending. I understand deal structures, know where the capital is, and have some of my own capital to deploy. My plan is to buy and hold within a self directed IRA, and personally as well.

Since starting my research I have learned where I stand in all of this, and I lack one major factor. EXPERIENCE.  My goal is to find 2-3 partners to co-invest with me that can bring their experience to the table. Even if the economics are a little less in my favor, it will be worth every penny for the education and experience before going out solo.

Welcome to BP, I'm fairly new as well. I too have been exploring opportunities in the Monmouth County area. I think there is a lot of change going on down there and that change is creating a lot of opportunities.  

Colts Neck is a beautiful area. If you go a little further south/west I think you will find a lot of rehab and sec 8 and single family opportunities. What types of properties are you most interested in?

Michael,

I think you certainly have an advantage as contractor to not only understand costs of rehab and managing properties, but also the ability to control them and keep them rather low. It kills me when I hear stores of RE investors hiring GCs to rehab or repair homes and paying through the roof for the work, literally.. I would be curious to know what areas you think are presenting as good opportunities around the Jersey Shore. I see a lot of multi families in shore towns and sec 8 or rehab opps as you go further west into areas like Howell, Jackson, etc..

Hi Kevin, How do you like the LB area for multi-family investments? I know the area has slowly been picking up but some areas are a long way from improving. I am originally from the area and I am now exploring a few investment properties down there. My brother is in the insurance business in Long Branch and seems to have a good grip on certain areas of opportunity. Curious to hear your thoughts.

Hello Bigger Pockets Community,

I am brand new to the site and real estate investing(sort of). I currently work in Trade Finance with a focus on Purchase Order Funding. We come across a lot of real estate related situations where an investment properties serve as side collateral for a bigger transaction or people are looking for capital for a RE project.  We currently own a co-op in Manhattan and just purchased neighboring unit to combine(the extent of my personal RE investment). Once we finish renovations we may consider flipping or just enjoying our newly renovated and larger pad. 

I am interested in exploring investments in rehab properties and fixer uppers in Manhattan, and multi-family properties along the Jersey Shore.  I am looking for partners to invest in multi-family properties ranging from 300k-750k. My family operates a few businesses in the area, including real estate, and will serve as property managers when necessary.
