Dan C. that sounds a lot like St. Louis City where I'm from. There are TONS of mixed used properties like what you're describing. Many have been converted to residences - not sure if that's an option for you.
I would want to know why the convenience store left - did it fail or did it move on to another location?
It's true that commercial loans don't have as good terms but that's not a reason to back down if the cash flow is good. I'm not sure if you could attract a well known tenant but there are some huge benefits to commercial leasing - passing all expenses through to the tenant, 5 year lease terms, etc. etc.

Jon Klaus I'm not expert on the St. Louis market but it does feel like the good deals go quickly and to cash buyers. Probably the same just about everywhere, to be honest.

Hi Everyone,
I'm a part time investor (working full time) from St. Louis, focused on buy and hold multi-family properties. Looking forward to meeting other local investors.
I did my first deal in 2010, a duplex. At the beginning of this year I picked up an 8-unit building. I manage both properties myself.
One of my goals is to generate enough cash flow to replace my income. As a result, I'm particularly interested in learning more about budgeting once a property is up and running.
I have some experience being a landlord, screening tenants, DIY fixes in 100 year old buildings, and I've worked with a number of local contractors. So, feel free to ask.

I recently discovered plaster washers and was really surprised at how well they worked. I couldn't find them anywhere in St. Louis but was able to order them on Amazon.
If the property is a rental, I wouldn't worry too much about the walls not having the perfect drywall look. It always catches my eye but I've never had a tenant that has complained or even mentioned the walls.
