@Mike V. I started with Fund and Grow f.k.a. Credit Card Builders earlier this year in March and I just recently received 3 out of 4 credit cards with a total of $24,000 of business credit. After negotiating with the banks, my account manager from F&G was able to approve me of $33,500. I look forward to next batch and I'm currently in the process of having inquiries removed from my credit so that when my account manager does the second round, my credit will be well above the 720 mark (currently my scores are 726, 746, 713).

@Christian Beebe please keep us updated & thanks sharing.

@Bryan Jackson thank you for sharing your experience. I'd love to discuss a current property I have under contract and need funds to close. You're input would be greatly appreciated.

@Mitch Messer  The seller Is selling because he wants to acquire a larger properties.  I came up with my value based on the information that was sent to me. When we go to do diligence is when I'll go to the financials again by calling all of the utility companies and rrquesting tax returns. The problem now is coming up with the funds.

@Shawn Ackerman There is a value play in this building. Bringing up the rents and light cosmetic in the kitchen and bathroom.

@Nathan Click Ideally I'm trying to put down a little money but I can put $25K towards it. Unless I find hard money for full purchase.

Good day BP! I recently came across 26 units (22 one bedroom unit + 4 three -1 bedroom & 1- 3 bedroom) The seller is asking for $1,250,000 and I offer $1,040,000 after underwriting the financials. Seller countered $1,210,000 and my counter was his full asking but no down payment and low terms or $1,040,000 cash.

I thought the deal was dead when the seller said the lowest he'll take is $1,210,000 until my broker informed that the seller is willing to finance $175K for 5 years if I pay $1,040,000 cash. Seems like a good offer but if I accept, the real fun begins because I'll looking for hard money/private money. The seller didn't want to do a seller financing or master lease so for all the experience investors out there what would you do? How should I proceed? Thank you in advance!
