Half my rental units are Section 8.  I always ask for the highest amount possible and I send in some comps within a 1 mile radius.  One Section 8 condo that I bought in 2010 had a rent of $900.  I now get $2050 from section 8.   If I didn't ask for the max I'd be getting a lot less.

Ricardo, yes 25% of the rent Sept - Jan. ☹️ Just enough for property taxes....

Unfortunately,  the tenants have until Jan 31 to pay their 25%.  They can sit until then and pay it in one lump sum (wishful thinking) or just wait it out for free until they're finally evicted.   They do not have to pay 25% per month.   Go to Dennis Block's FB page and sign up for his webinar Friday at 10:00.   He's a top eviction attorney.   He will spell it all out.

Yep I advertise on Gosection8 and CL, too.  But this month I just used Gosection8 for two vacancies since I only wanted section 8 tenants.   I had over 50 responses and 20 applications.   One more vacancy to go next month and hopefully everyone will stay put for a while. (except for the deadbeats of course)

I totally agree with Brian.   Half of my rental portfolio for the last 10 years in the Bay Area have been Section 8 tenants.  I’ve never had to evict any.  Yes, the bi-yearly nit picky inspections can drive me crazy, (torn screen , etc) but in the long run it’s worth it. Especially nowadays.   Plus, right now in the Bay Area they are paying top rent. More than what I could get on the open market.   Just make sure you screen, screen, screen.

I have three vacancies in a C class neighborhood and the only people I’ll rent to now are Section 8 with a small tenant portion.   I can’t survive otherwise.

So basically the left wants us to give our properties away and the right is ready to buy them at fire sale prices as we go under....

I believe the judicial council will push it off to the legislature.    Once that happens, the legislature may try to create even more draconian measures.   Or maybe not.   No way to know yet.
