I'm in the same situation with con artist tenants.   Newsom's plan is lazy governing.   All he has to do is to not make it a "blanket" moritorium and make the tenants prove economic hardship through predetermined government standards and let us evict those taking advantage.    This is not okay.   We're taxing paying citizens unable to use the court system.  I'm thoroughly disgusted with Cali government.

Last time I checked with Wells Fargo they had a cap of how many rentals you can own.  (I think it was up to 10).  Unfortunately, no one told me that until well into the documentation process - so make sure you ask upfront.

I'm not sure about May yet - I'll check with my property manager on the 7th.  For April: 8 out of 16 are Section 8 (first time I'm ever GLAD I stuck with Section 8 tenants). Out of the remaining 8:  2 didn't pay or communicate, 2 are on furlough and paid half,  3 paid in full and 1 unit is in the middle of reconstruction from a fire.    Luckily I have solid reserves or I'd be a wine day drinker.....

Hi,
I'm wondering if any of you have had this problem...

I am renting out a condo with an HOA. The neighbor is complaining about my tenants (noise, kids playing outside, etc - nothing illegal) Unfortunately he is also on the board of the HOA. I've spoken to my tenants numerous times and they seem to think he's singling them out. So basically they are pointing fingers at each other.

Unfortunately, the HOA will fine the landlord (me) for my tenants breaking the rules. I totally understand this part, however, can I get an HOA fine solely based on a neighbor's word (even though he's on the board)? Isn't it heresay? Can I demand video evidence? I'm not saying my tenants are totally innocent (I've been a landlord longer than that) however it seems I'm at this disgruntled neighbor's mercy.

Meanwhile I'm caught in the middle - I either have to evict her because of HOA violations that are based on this neighbor's word or keep paying fines if this neighbor keeps complaining (and I have a feeling he will). Unfortunately she is a Section 8 tenant and doesn't have money to reemburse me for the fines.

Another strike against HOAs.

I own several properties in a "ghetto light" area (shootings once a month rather than every week and kids still ride their bikes around during the day). I only rent to tenants who are on Section 8 in that area. I have broken my own rule 5 times and had to evict 3 out of the 5 non section 8 tenants.

I'm a realtor and I've seen this before on properties (traditional and REOs) and it works...sometimes. However the caveat is that you leave the appraisal contingency in place. That will give you an out if your offer was over market value. I received an offer the other day from a buyer willing to pay $1,000 over the highest offer price, (there were 22 offers) but the buyer refused to remove the appraisal contingency so my seller passed on that offer.
