Hi Syed! Thank you for your response and the warm welcome. My expertise is in operating homes as short-term and mid-term rentals, so I'll share my perspective from that angle rather than making an investment decision to purchase a property. Location is key, but not always in the way people assume. An area might look great on paper because it's near hospitals or attractions, yet the data often tells a different story. Data shows real demand, and that's what I rely on. I don't recommend using software for this since it's usually skewed, and many STR investors lose money relying on it. Instead, I use a more hands-on, manual process. I look for things like occupancy rates, revenue, location/submarket, to name a few.

Another major factor is seasonality. Some markets only see strong demand for a fraction of the year, which makes it difficult to maintain a steady income stream. I focus on markets/sub-markets with more consistent, year-round demand, so the property works harder for me as an operator. Each deal I take on requires me to invest over $30k, so I approach this with a professional, data-driven mindset. I appreciate the discussion, and I hope that helps!

Yes, vetting is such an important step because it helps to reduce costly mistakes and minimizes risk, whether it’s in real estate investing or for someone like me partnering with investors for a long-term corporate lease. My focus is always on building long-term relationships that bring real value to everyone involved.
