I hear these commonly referred to as the NEFF "Not even for free" homes because rehab/taxes cost more than they would sell for. I would really look into how you can make a profit from these homes before buying one.

I already booked my flight, hotel, and registered for the BP summit in March and know I want to know how I can get tax "write off" or deduction or whatever its called. I own several rentals and don't have an LLC, DBA, license, or office and I have a regular full time Job that doesn't involve RE.

Real Estate Express has a $99 online course which I purchased and its pretty extensive. I like it because I can access it from my iphone.

I think it is always a good time to buy real estate. It just depends on your exit strategy. If the market is climbing rapidly look into flips. If the market is down as it now look into rentals. You just have to find what will work in the current market conditions.

I am 25, I purchased my first rental unit when I was 22 and have puchased 8 units since than. I live far below my means so I can save about 4k a month to use towards future purchases. I have never paid an interest payment on a credit card or car.

I was glad to see prices plummet in 2008 because I was priced out of home buying in the boom years. I entered into escrow on my first home in late 2008 and later closed in early 2009.

Closed the deal last week and everything is shaping out well. I received credit at closing and closing costs were a little under $1000. I really like purchasing via seller financing its so much better than dealing with banks and all their exorbitant fees, delays, and restrictions.
