I have done a seller financed deal and I am open to Sub2 deals, but have not completed one. That being said if you look through these public notices you will see that vast majority if not all of them are from loans between made in 2005 or 2006 which means the property is far under water and probably not a good candidate for a Sub2 deal.

I have briefly considered it, but I have lived in the same area since birth and all my family and friends are here. Plus there are areas within driving distance 2 hours where I can invest.

The first call is the hardest. Just pick up the phone and make a few calls. The nice part is you can always just say "sorry for bothering you goodbye" than hangup. Although, I can only imagine how many calls it must take to find a deal cold calling from the phonebook. The experience you gain is really valuable though.

Not cold calling, but I have been calling back people that called me regarding my yellow letters. I sent to only absentee owners so the common response I get is sure "I will sell you my home for the right price". Mostly just time wasters and no real motivation, but I am hoping that I plant a seed and someday when they have true motivation they will call me.

Cold calling is probably the cheapest marketing you can do and the more you get the word out the better because even if you don't initially succeed you will gain experience. Also someday they might call you back or refer you to someone that is motivated to sell.

I never had one of those studies done either. I plan on holding for the long term so they would not benefit me either.

As others have said get started first before creating a bunch of overhead for yourself. An LLC in California costs 800 a year. I know websites can be fairly cheap, but you might spend a lot of time building it when you could use your time more wisely networking and talking with motivated sellers. Good luck to you.

The only time I would consider wholesaling is when I come across a deal that I would like to keep for myself, but don't have to funds too.

As a buyer I always pay closing costs.
