On the topic of "How often should a PM do property inspections". I was just thinking the same thing earlier today. I haven't been inside my units since August so I emailed my property manager before seeing this post and told him I would like to do an inspection with him of all my units next week (I only have a few units). He abliged and will post all notices necessary.
If you think its been to long since you had an inspection done your probably right. I think all cases are different so its tough to say how many times a year inspections should be done, but I believe atleast once a year. I don't own properties out of state, but in your case since you live far away from your properties just ask your PM to take pictures or better yet video of each property and send it to you.

Thanks for posting this Nathan Emmert. I would like to look into some of these near 100% financed deals also. As others have said be careful. That being said I personally would go close as many deals like this as I can if the numbers look good. Have some cash reserves or credit left over for the occasional oops.

I get two checks from the same unit occasionally and I have never thought twice about it. In my case its the parents forcing their over 25 year old daughter to help out sometimes.

P.S. O and man Camtasia gives me bad memories. I used to waste countless hours to create math tutorial videos with that cumbersome program till I switched to SmartBoard software.

64k for 1200+ month rent sounds good to me and almost fits the 2% guideline perfect.

What a great event with so many wonderful presentations.
The ones that really hit home for me are:
1. Michael Zuber - Investing with a 9 to 5
a. It can be done
b. Fire people who don't do what they say.
c. Find capital and secure deals
2. Getting to Yes - I wish this was 3x as long
a. Creative deals
b. Price or Terms can create a deal
3. Aaron and Ryan - Wholesaling Bootcamp
a. Marketing, Marketing, Marketing!
b. Direct Mail including yellow letter, postcards, and lumpy mail.
c. Wholesaling definition is buying at a discount and selling to an investor at a discount.
d. Pick up the phone and return calls
This is just to name a few. I appreciate ALL the presenters for coming out and sharing.
Even more valuable amazing was that these presenters didn't just give there presentation and leave. The presenters made themselves available to talk with individuals or groups throughout the event and even after it was all over. I can't stress how great it was to speak with some of the presenters in a casual setting.
Rich Weese organized and attended several lunches that I attended. I even witnessed a waiter drop 6 glasses of water on Rich. What did Rich do to the waiter you? He gave the waiter a signed copy of his book. :) Rich not only shared more of his story with us, but made sure we shared each of our stories with him and everyone else. The whole time we were talking I never heard Rich say one negative thing about anyone else. Thank you Rich!
Aaron Mazzrillo took the time to listen and critique my voicemail that I use to filter calls from my direct mail campaign. I ran into him and a few others walking downtown and ended up having dinner with his group. Aaron is funny and a cool guy to hang out with. He actually wholesales to an area where I buy and hold rentals so I we will probably be doing business with him in the future.
(I couldn't get the @ working for the next two presenters)
Michael Zuber is a no nonsense guy, but also very funny. I hung out with him and a large group at the hotel lobby's bar and it was great to just have a few drinks and share stories.
Ryan Webber was hanging out with a small group at the 27th floor bar and it
was great to talk with him and everyone as well. Also the view from the 27th floor was beautiful.
Will Barnard was also very approachable and I got to introduce myself to him in the snack room. He was more than happy to answer the few questions I had for him. I like his to the point no BS way of explaining things.
Also, I would to thank Arthur Garcia for helping Josh put together a great event. I first spoke with Arthur three months ago here on BP. Since then I have met him several times before the conference in Denver. I had the pleasure of sharing a room with this great guy and he made the conference even more enjoyable. Thanks Arthur!
Of course Joshua Dorkin was great and I was happy to meet him briefly. Without you this amazing event would not have been possible. Thank you very much Josh!
There are many great people not on this list that I got to meet. I would like to thank all of you as well.
Can't wait for the next BP conference.

Hey Frank, I also live in the San Fernando Valley. I haven't found any great meetup groups in the Valley, but there are a few close by. Google FIBI Meetup ( For Investors by Investors). I attend the meeting in Pasadena and its very good. No sales pitches just great info and roundtable discussion.
