Often they don't release the opening bid till just a few days or even the day of the auction. Try https://www.lpsasap.com/ they don't have all properties going for auction though.

Anyone getting in very late Thursday? My flight is set to arrive at 11:30pm and SuperShuttle doesn't work past 11pm.

Unfortuntely, I have made this mistake as well. I spoke with several RE attorneys and learned a lot from this mistake.

If the deal doesn't make sense when you add on the 1st mortgage than what I did may work for you. In California owners who loose thier property have a right to redemption for 90 days basically stating they can pay back original lien within 90 days. Check to see if Florida has this redemtion period. If there is a redemtion period than track down the original owner and see if they would like to keep thier property. Work with the owner and see if you can create a win win where you help them pay a portion and they keep the property. This way its not a total loss. I ended up paying a third of the lien and they payed the remaining two thirds. Than I got my original money back a week later in the mail. Don't give any money to original owner.

Chuck, thanks for posting all the details. As others have stated your rent to price ratio looks good. Make sure you keep cash reserves.

Good luck in selling your home.

If your using the 0 to 100 idea it should be harder to go up as you progress. For example you should have to do more to earn a jump from 60 to 70 then you did to go from 50 to 60.

As Rich said Jon Holdman is the ideal poster and the system should be designed to increase the influence of that kind of poster.

I am also already registered. I have been an active member here on BP for a short time and I have learned so much. I think I would greatly benefit from meeting many of you in person. I am currently a full time teacher so money can be tight so this is a very generous offer to me. I would really like to learn more about rehabing homes and this summit would really help me especially with J. Scott on the schedule. Thanks for your consideration.
