I believe its less about what you pay then what you get. I don't like the fact that you have to manage the PM.

Well this thread has been an interesting read.

As far as your original question regarding general contractors I haven't had much experience with them, but the little experience I do have tells me that there are very few good ones. You need to get a refferal from someone who doesn't have an interest in whether you use the contractor or not. Use your network to find people they use to do there rehabs.

I would have to agree with the "get rich slow" especially with my businness model of buying 1 or 2 rentals a year. Although, I rather get rich slow than never get rich.

80% LTV is the standard threshold to get rid of PMI especially when you have it in writting. Fax them a copy of your paperwork.

Suing yourself and affording a lawyer for both sides. Talk about big business wasting money. I keep my money with these people. Makes me want to go hunt for a small bank to move my money to.

Nice updates. I really like that we can reply to colleague requests now.

Hello BP,

One of my family members just inherited 3 properties in Lima Peru. She is unsure were to look to sell. Do they have MLS in Peru? How can I get a rough estimate of the value of her properties?
