Good point Ned Carey I didn't think about the time frame the city uses up in getting your money back in hand. Like you showed, it can really change the % rate. While it's still better than the bank it is something that needs to be accounted for in the business model.

Christina R. said "Have you driven Baltimore? That in itself is an education." Oh my... never a truer statement. While Baltimore has lots of great area's I agree with Christina and suggest to spend the day / afternoon driving around and scoping out sections. You will also see that certain area's change from mid day vs. night. So when you narrow it down to a few specific properties maybe check them out in the day and then again in the evening take a ride by. Like Ned Carey said with his 2 block rule (which I like), neighborhood characteristics can change a lot in 2 blocks.

Hi Joshua Dorkin, just finished reading the Ultimate Beginner's Guide to Real Estate Investing. It contained lots of great information and I wanted to tell you thanks! I enjoyed reading it. The community of BP is wonderful and I totally get what you have created, a place for people to share their real world experiences within real estate investment and help teach others by their past trials; good and bad.
