As someone who is dealing with paying off student loan debt myself I feel your pain and it is a tough spot. Definitely try to not accumulate anymore revolving debts (credit cards, etc.). Pick up as much extra time at work as possible and hammer the debt as hard as you can. Might want to talk to the student loan companies to see what your options are in terms of either lowering monthly payments or getting them deferred for a time until you can pay off the other debts and if you are able to decrease those payments put every bit of the money you aren't paying on them on the other debts. Also, cut out everything in your budget that you can and put as much as possible toward the debt.

I have to agree with Amy, Dave Ramey has great info on getting rid of debt and budgeting. Might want to look into his "Financial Peace University" course since it provides a great road map for getting to be debt free. He recommends having 1K in an emergency fund to start and then paying off the smallest loan first then taking what you were paying on that and adding it to paying off the next smallest, etc. creating a snowball. Something you might need to consider is paying off as much of any credit card debt you have with cash reserves since those are likely going to be the highest interest rate. Hope this helps.

@ I really like how you broke down your criteria so clearly. My wife and I are trying to find our first BRRR in NC and that will really help our line of thinking. We have a general criteria but having specifics like you mentioned in terms of rent changes and refi values makes me think we might want to narrow it further.

Thank you so much for the advice, we can definitely use all we can get. We are definitely want to take our time, we want to make sure we are well versed and making good decisions before jumping in. Right now we are actually assembling our team we have an agent and in the next few months my wife will be going to get her license as well. @Michael Lee it would be great to have someone of your experience to chat with I will shoot you a message thank you for the offer. @Paul Timmins that's great advice thank you. We have been looking at some of the REIA meetings in the area, some are a bit out of our area >1hr but we are going to try to go to as many as we can over the next few months to network more and learn since we know there is a ton we can take from them. There was actually a recent message from an investor closer to our area about starting one nearer to here which we are hoping happens so we can get some more local faces. Those are great resources for the property managers I haven't seen them before I will definitely search them and get some numbers and make some calls over the next couple of days. Thank you again for the advice.

My wife Jody and I joined BP a few months back but really started getting into a lot of the content provided. So far the education is amazing and we are doing a lot of planning on where we want to take all this information to form our own real estate business. We currently live in Moore County, NC (Carthage) and are looking in this area as well as the Raleigh/Cary area for possible investment opportunities in the near future. Our goal is to begin growing a rental property portfolio while working on our own "live in flip" which we purchased last year and have been working on over that time doing most of the work ourselves. We are extremely excited to see what opportunities arise in the future and to get more involved in what BP has to offer. 

Hi Joseph, my wife, Jody, and I (Matt) are in the beginning stages of breaking into the real estate market and live in Carthage, NC. We have been doing a lot of reading and preparing to jump in on our first deals which we hope to purchase our first investment property in the next few months using the BRRR method. The Moore County area is where are focus will likely be since it is our backyard but we are keeping our options open at this point. We would be very excited to meet with other investors in the area to learn and network. If we can help in anyway to set up a group please let us know.
