No John, I have the responsibility of paying $2k of taxes. He wants to back out because he is going to get charged the other $5k

I have a deal under contract. The seller originally told me it was $1800 behind on taxes. I offered $15k and an additional $2K to cover the tax lien. All was well in my world......Then the title search came back....... They are $7500 back in taxes, have a $1200 City Lien, and a $350 water bill.

Now the seller says he wants to back out. What can I do? Can I cloud the title or sue to force the sale? How do I do either of these things in Florida?

Is it ok to write one contract for two properties owned by the same person? I am buying a house but there is a small section of the lot that is separately deeded. Can I just buy them both at once?

Thanks for the help ken. I probably won't need them to hold a mortgage on this one because there are so many liens that their payout will likely only be a few thousand bucks. I was told that it would be as simple as you say as long as they have done probate. But is there a way to look up their probate records? I can not find them inline for Palm Beach County. Also, who do I make out the contract to? Do I make it to the P.R., to the deceased or to the estate?

In Florida it is actually two years that they can request a tax deed sale. However, many times people don't because they are getting high interest rates and at a tax deed sale they don't get the house, they just get their money back with interest.

Thanks. I wanted to get it straight because I need to send it through snail mail out of state. I think it's a great deal so I want to get it locked up.
