@Mark Lopez  has a great point about experience. BP provides a great education framework though.

@Karen Margrave  very true. I started taking notes on every podcast, saved in a master google doc, and I found that to be very helpful. You're right, study as it this were a class.

I just wanted to post a thank you to BP and the forum members — about 2-3 weeks ago I discovered the podcast and began listening to 4+ episodes a day. Fast forward two weeks and I just accepted a job as a manager that will about triple my income. 

Thanks @Joshua Dorkin and @brandonturner for all your hard work!! It was because of the podcasts that I could spit out terms like "fully performing property", "forced equity appreciation play", "cash flow", "cash / cash ratio"...etc. I listened to all the podcasts on land-lording and property management going into the interview and nailed it.

Thanks @Sonya Stovall ! From the podcasts it seems like people have been having success in the DC and Baltimore areas. Maryland and Virginia are on the radar certainly. I'll reach out if I have questions about the area.
