Eric Bilderback thank you for the food for thought!  

I am just looking for a flip to live in for 2 years and then move on to the next! My ultimate goal is to be done with my 9-5 in a year and a half and only be doing 100% REI. I am presently a broker in Redmond and will continue to do this along with the investing.

-Are your multifamily properties in Oregon or out of state?  I have been looking at other areas that have promise for the Passive end.

There was no rehab when I purchased it and it is only maintenance at this point. Once I get a renter in I am planning on a HELOC on this property to position myself to do PML for more passive income.

Purchase price: $211,000
Cash invested: $50,000

Purchased this house for $211k eight years ago. It was my primary home and is now going to be my LTR. I am presently looking for a rehab to fix and hold for 2 years.
