It sounds like you are educated in probate strategy but you prefer a different lead generation method. May I ask what works best for you over in Vacaville? (I live in Vegas, but hopefully there are some market parallels).

@Rick H. Wow, that is 2,000 more probate deals than I've done!

Thank you for helping me think differently about this... I'll try to make it more of a mutually beneficial relationship, rather than trying to add value with a measly referral fee.

This question is for @John P. and Rick:

From what I am hearing, you guys are adding a lot more value to the conversation than just "Hey I have money and I'll buy your clients' house if they want."

For example, John P. mentions knowing the case names, numbers, county, etc. 
Are you basically combing the obituaries and determining the houses before the beneficiary even gets to the lawyer's office? 

What I'm trying to understand is, how do you know which houses and case numbers you're looking for, before the probate attorney tells you they have a client in need?

As you can see, I am a beginner with probate law and appreciate your patience with these sophomoric questions.

Wayne Brooks Thank you for chiming in! A couple of books mentioned here on BP forums suggest getting in touch with divorce/probate attorneys for wholesaling leads. Are you saying that is actually bad advice? Or are you saying my referral bonus isn't high enough? Also which strategy would you say is even better for finding motivated sellers?

Dear Wholesaling community: Does anyone know if it's illegal to offer a probate lawyer a $1000 referral bonus? I was writing a letter to an attorney this morning, and after writing the sentence "I will pay you $1000 if I close on one of your client's houses." a red flag went off in my mind. The red flag said: "this might be illegal and if one of these probate lawyers hates investors they may come after me somehow." Thoughts? Anyone here pay referral fees to lawyers upon closing? Any lawyers want to chime in? I live in Nevada. Thank you!

Hello Foreclosure forums!

This is gonna make me sound like a noob but...

Does anyone here have a lot of experience with online home auctions?

I'm looking for help bidding on houses at auction.com, it feels risky..

particularly the properties that say "Household Debt: $225,000"

Does that mean that the winner of the auction inherits $225,000 in debt?

@Louis Davis What is your specialty if you don't mind me asking?

My 2 focuses are:
1.) Buy and hold 
2.) Wholesaling

I have two rentals right now and I'd like to buy 8 more in the next 6 years. 
Unfortunately this progress is slow because I have to save up another ~$8,000 down payment every time I get a new mortgage. 

I work full time in retail. 

I am also tackling a substantial chunk of credit card debt, and can't get my 3rd mortgage until I knock that out.

So my purpose of wholesaling is to flip until the credit card debt is gone. Thoughts?

1 in 100? 1 in 500? This has been my strategy and I haven't had any callbacks yet.
