Matt, depending on what kind of engineering you have done, you might want to consider getting into ground up development.

Civil engineers in particular have a great head start in doing development. They understand and are involved with the front end of the project in both its design and permitting.

Due to the basic differences between the deal types named, it will be challenging to have one model serve them in detail.

I believe that you can have a single model analyze a range of asset types if it stays on a high-level with input data.

The derivation of income and expenses needs to be treated in “chunks” that can be detailed on a supporting but separate worksheet to provide the necessary data to backup the chunks.

I’d be happy to give you my thoughts on your work to date if you send it to me.

Hi Vivek,

15 years ago, I founded and remain a partner in a solar energy development company. We develop utility scale pv projects.

Getting a commercial grade project approved, built and operational is as complicated as a ground up real estate project and has a number of additional features that make them even more complex.

Your best bet would be to identify a number of solar developers and run any property by them before going too far in dreaming and scheming on a project that may only exist in your mind.

Hi Noah,

The Analyzer sheets lack some core data (unit mix, size, rent rates) and analysis of the T-12 data needed to get to NOI.

I am beta testing an MF Value Add pro forma and would happily run an analysis using more complete data. Let me know if you are interested and I'll send an input sheet to you that I'll use to send a full performance report on your deal.
