Good afternoon everyone! 

Is there anyone in the Cleveland, Ohio area that has experience setting up partnerships? I’d like to meet with someone that has experience in setting them up/being a part of one. I’m willing to offer my help in your projects as a thank you.

Hi Diana,

Cleveland is a great market to be in so you made a great decision there. Some strategies I’d consider would be knocking the rent down $25 or so (depending on rent) for an on time payment. This will incentivize the tenant to always pay on time. Also, maybe include the water bill and grass cutting as part of the landlord responsibilities if not already. I’d see how it goes after 1 week and then adjust.

I would just call a list of lenders and ask. Should only take you a few hours. I can send you a list of lenders here in Ohio.

Hi everyone,

I bought a duplex this year and it's going great. I want to get into BRRRRing properties early next year. I have 2 options I thought of and would appreciate opinions-

1) Use 5% down on a conventional loan for a single family that needs cosmetic rehab. Rehab it while living in it and cash out refi after a year.

2) Get a hard money loan and do a BRRRR that way.

My main issue is running out of money so that is why BRRRR is a great option. I've read Davis Green's book and found it very insightful. I've found some hard money lenders on bigger pockets and they don't seem as intimidating as I once thought. Any opinions appreciated or if anyone has decided this for themselves before! Thank you.

Hello all,

I just bought my first duplex to house hack in the Cleveland, Ohio area. I'm looking towards the future and seeing what will be my best plan to attain more rentals. I want to live off the cash flow basically while still obtaining tax savings and appreciation.

I am able to buy another duplex to house hack again next year, or I can start BRRRR investing and scale quicker. The issue with another house hack is I'd probably run out of my own capital on my next (2nd) deal. What would you do in my situation? I am only 26 years old just getting started. Any thoughts are appreciated!

What's a fair price for replacing basement windows and the best window type? I need at least 1 because there is an air conditioning unit in the window spot that is no longer needed.

Is this something that can be DIY?

So the spare cylinders you buy from landlord locks come with the matching key?
