Hey everyone!

Thanks to BP and various books, etc., I have my (hopefully) my first investment property under contract!

It's just a 3/2 1450sqft single family home 30 minutes from Raleigh, NC. Purchase price of the home is ~75K and it needs ~15K worth of renovations/updates (it's mostly cosmetic, but the house is a nicely built brick home that has a new-ish roof and HVAC, so I want to do the cosmetic stuff right the first time!). Hoping to be in ~95K on the property in the end and rent it for about $1100/month. 

I found the property on Trulia, and the sale method was an auction site: Hubzu.com.. if anyone has any questions about those things I'd be glad to answer them!

I was wondering if anyone had any advice about the renovations..finding a renter, and mostly, going forward with refinancing/looking for more properties. Thanks so much!

Hey BP Community,

I"m fresh out of college and looking to snag my first buy and hold property by no later than the end of 2015. This is a pretty lofty goal for me, but I think it could happen with good research and good strategy (and some help/advice from you all, of course). 

I make ~75K a year and have ~30K in student loan debt. I'm looking into purchasing either a condo, duplex, or SFH (open to any, depending on the market and deal I can find) which range anywhere from 180K-700K. I'm pretty interested in the idea of a condo in the downtown area, if anyone has any opinions on that?

I essentially would just like a brief analysis of my goal, ~40K is a lot to put on a down payment when you're only 23 (in my case, anyway), but my future, especially in real estate, is important to me, so I want to make the best decision.

My long term goal in real estate is to subsidize my current income (~10K/month) and also snag a couple vacation homes for the family, which is why I want to get started as early as possible and learn as much as I can about the industry.

Any comments/advice are surely welcome and feel free to message me or shoot me a colleague request!

Hey BP!

I just wanted to get out and meet some people in the real estate game around the Triangle Area. I'm a recent graduate with a job in IT, I've had my eyes on REI for a while now but I'd like to get into some local Real Estate Groups/Clubs and meet some people, go to some open houses with people that have some experience and all that!

So if you're in the Triangle area of North Carolina and know anything about the RE clubs or meetings, wanna go to open houses, or just want to meet a fellow investor from Raleigh feel free to reply or shoot me a colleague request!

I've been creeping around the idea of Real Estate for a little over a year now - amazing how "far" I feel like I've gotten just in 3 days on this site, ha. I appreciate all the warm welcomes and good advice - I could use as much as you all can give!

That sounds awesome man, better late than never. I was just telling @Dawn Brenengen that I know no one in this area with any expertise, so it doesn't matter what I've heard or read online, getting into REI makes me kind of nervous, but I'm committed and interested so I just need to make some connections and talk to people with some experience!

Thanks for the tips! I'll definitely get to that, I'm still not too sure if I want to flip or buy and hold for my first property. I think one of my near future goals is to become a licensed real estate agent so I can access the MLS myself. I'm going to add you as a colleague so we can keep in touch. Thanks again!

Wow! That sounds great! I'm honestly just getting into the Real Estate gig, I'd like to make my first deal by the end of 2014, but that's a lofty goal! I've read a lot of material but I'm not quite sure where to start, ya know? Lots of varying opinions!
