Post: Great Lakes city investing / play on global warming

Though I do believe us humans are having an adverse effect on the global climate I don't think it's going to cause a mass migration of people to move north anytime soon like 10 or 15 years, maybe 50 years down the road if some of those extreme climate model forecasts end up true and society sits and does nothing to improve the situation from now to then.  Fresh water by then might become more valuable than oil in this dystopia vision of the future.  

I do believe the Great Lakes ( the largest group of fresh water lakes in the world ) are one of the most under appreciated geological assets in North America. I think people will start to realize that and move into the "Rust Belt" cities that hug the lake due to a mixture of affordable housing, returning of jobs and proximity to the Great Lakes.  Maybe 20 years later people will stop using the moniker "Rust Belt" and start calling these cities the "Bronze Belt" cities.  You can find a list of major cities on the lakes at Wikipedia http://en.wikipedia.org/wiki/Great_Lakes.

Just wondering if there are recommended US real estate books for Canadians to read.  I found the below books through amazon.  Anyone have a chance to read the below books?  Thanks a bunch.

Hi there,

Lots of good pointers and info in this thread as a Canadian looking to invest in the US.  My question is would it be better to consult a cross border accountant and real estate lawyer in Canada or to find a cross border accountant and lawyer in the USA?

Hi Filipe,

Where are you finding those high returns outside of Toronto?  Only area I could maybe see is the Windsor area.

Hi my name is Bayard,

I am new to real estate investing and would like to buy my first rental property in the Buffalo region.  Why Buffalo?  I'm looking for cash-flow properties and as a Canadian in the Toronto region cash-flow properties fairly priced are in short supply.  

I am looking specifically at 1500 sq. ft. or smaller single family homes below 50k (foreclosed homes).  I currently have limited financing options as a Canadian but may be able to get more options if I get some family in the US involved.  

Ideally I would like to find a property in Elmwood but North Buffalo and Westside neighbourhoods look attractive.  But it is looking like, with my current budget I will have to look more East Side and South Buffalo.  

With that all said I am looking to find a team down in Buffalo to help with the process.  

Buyer's agent with foreclosure experience

Home inspector

Contractor

Real estate lawyer

Insurance broker

Property Manager

Once I make some connections I am planning to drive down to Buffalo.  Is there a Bigger Pockets meetup I could join or any good real estate meetups in Buffalo I should check out? Thanks for taking the time to read this.
