@Michelle Opal Mills lmao at the line were the author says street occupancy will triple or double as if every house will do this.

I have previously looked into homes with separate garages or a basement with the idea to make an ADU only to have my local city nix it, glad they can't now.

@Cory Melious I think it is obvious, keep the current tenants. The current tenants avoid the turnover costs and they seem more qualified.

@Ather Rizvi I had a triplex in contract several months back, the lender treated it as a duplex once it was discovered the 3rd building was only legally storage. The lot wasn’t big enough for 3 units per city code so I was SOL. I would check with the city code to see if it can be grandfathered in.

@NIcholas Hamel this is untrue, many on the MLS are not good deals, but you can still use the MLS to find houses

@Jade Pickenheim does the home have primary heat? Honestly, I considered a gas insert at my rental, but after thinking about it I am no longer installing one. Once my tenant changes I am boarding up my fireplace and putting candles in front of it. A fireplace won’t add value or subtract value to my rental and it is another item to have to maintain.

@David Maldonadoalfaro thanks for the information, I have considered putting ADU on a house locally and was told both cannot be rented out. Looks like that goes away.

@Todd Powell so am I, but that’s my goal. I have 4 chikdren, the thought of no health insurance, college tuitions etc is scary!

@Kyle Perry I would check with an attorney, but no - aside from the odor the home humidity in grow houses is usually really high and can cause mold.
