@Dexter M. I haven't attended any REI clubs. Planning on going to the BP meet up when it happens.

I just purchased to SFR properties to buy and hold. Looking to purchase a bunch of these. Never did wholesaling. I'm working full time and doing real estate investing on the side.

Welcome to BP! I'm also in the Atlanta area. We just got started with our first two single family home rentals. 

There are tons of resources on this site. The podcasts are awesome! And make sure to read read read!

@Dawn Anastasi The P2P sounds interesting. Do you find that they are credit score driven? Income driven? or well balanced? Did you get the lower rates or the higher end of rates?

@Wilson Churchill Are you referring to business lines of credit? HELOC? I'm currently looking into getting a HELOC as I have a decent amount of equity in my private home but I dont want to tie it all up.

Do you find getting lines of credit being tough?

@Matt O'Meara welcome to Bigger Pockets. I'm just getting started here in Atlanta area. Only joined Bigger Pockets a short time ago but reaping the benefits. As others have mentioned, set up keywords, get active and read read read! The podcasts are awesome!

I like the discovery route. Not necessarily as a main source of financing but not bad for rehabbing or purchasing something quickly then flipping it into a more conventional type loan.

Currently own two SFH that we purchase with cash (and some zero APR credit cards).In the process of getting them both mortgaged (conventional route).

I'd like to hear different methods of financing. I want to have a back up plan should conventional fall through. I also want to have a game plan should all that work but now we have to many for conventional route.

Based on other discussions it seems like a blanket loan will work down the road. Any other options?

@David T. I can't say I have a policy yet. When you say preventative, do you mean doing regular walk throughs? Sorry, still new to this:-)

@Dexter M. Welcome to BP! There seem to be quite a few new Atlanta area members. I only joined a few weeks back and already reaping the benefits of BP. I've been able to go out and meet a few members and see what others are doing. 

Make sure to set up keyword notifications. I only have "atlanta" set up and its helped me tremendously.
