Hey @Nikki Garner

My quick advice to you would be to not overthink it.  I've been licensed in multiple states, (FL not being one of them) but the rule of thumb usually is, you can market and sell any real estate you're personally invested in, without having a license.

Hey BP,  I'm looking for a good real estate attorney that's familiar with Bronx County and their court system.  I have a great commercial property that needs approval from the attorney general in order to be sold.  If anyone has any recommendations for a real estate attorney that's familiar with Bronx County court system I would greatly appreciate it. Thank you!

Karma Senge I see it's been a few years since you first started using the Syndicated Deal Analyzer. My question is, are you still using this tool? Are you still finding value in it? And, would you still recommend this tool over all others? Or, have you moved on to something new & improved? Thanks!

@Alex Builder I'm an active investor and RE Broker for the Bronx.  You are correct in that many investors are priced out of Brooklyn and Queens and are coming over to the Bronx.  If I were you I would focus on multifamily and mixed use investments.  The honest truth is, single family investments may have you breaking even at best.  There are so many tax advantages to multifamily and mixed use investments.  If you're willing to get familiar with the rental guidelines, I'd definitely consider commercial real estate investments in the Bronx.  Good luck to you.

If the property is THAT good of a deal, my advice would be to make an offer, obviously contingent on seeing the other unit. But before doing that, you have to ask yourself, "What's my plan for this other unit?" Meaning, are you wanting this unit vacant at closing or do you plan on keeping the same tenant? Also, make the assumption that the unit needs a major rehab and let that reflect in your offer. Then, once you submit your offer, DO NOT negotiate on your initial price before getting inside. Remember, make sure your offer is low enough to cover the worst case scenario in regards to rehab costs. Good luck to you!

Hello BP!  I have an individual that's a lead developer for large mixed use community.  His company has offered me small percentage of the development project in exchange for my consulting services and guidance.  I've known the developer practically my whole life, however I'd still like to get my equity share in writing.  Is there a sample agreement or template someone can provide that will allow me to get my percentage of the project in writing?
