Which deduction do most rehabbers use when providing water, snacks, pizza, beer, etc for their work crews (family, friends, etc) on the jobsite?

I had always used the 50% deduction in other businesses, but according to this site, it looks like jobsite food/beverages can be 100% deductable:

"100% DEDUCTIBLE Office Snacks - coffee, soft drinks, bottled water, donuts, and similar snacks or beverages provided to employees on the business premises. "

and "Meals provided on the employer's premises to more than half of the employees for the convenience of the employer. Translation: if you are providing meals to the employees in order to keep them working late, working weekends, or being on call, it is for your convenience to have them at work and the meal is a means of enticement. "

OK, that makes sense, but what falls under operating expenses? Obviously the formation of my LLC is not capitalized. What about milage to and from the property for repair work? Also, what about utilities, prop taxes, insurance and interest payments during the rehab period. Aren't all those still operating expenses even before the property is rent ready?

I'm doing my first investment rehab (I've worked on a couple houses while I've lived in them before, but nothing this extensive all at once). Just closed yesterday. This is a lower middle class but mostly tidy neighborhood, late 80's construction.

I'm aiming for modern but inexpensive finishings as we are on a fairly tight budget (most of it is going to AC/roof etc). What wall/trim paints, door hardware, fixtures, colors, etc would best fit that description?

Is there a Home Depot "white" that every one uses on trim? I'm thinking Defiant Satin Nickel doorknobs. Any other advice?

How do you repair scratches and such on the brown stained trim? The paint lady at HD said you have to strip it, sand it down to bare wood, then restain from the ground up. Seems like a maintenance nightmare to me.

How much are we talking?

I'm planning to paint my house myself. I'm thinking the labor cost saved could justify a $360 airless sprayer from HD. Are those easy to get used to ?
