So my understanding from your response is I cant get financing since its a "4 unit residential and a commercial office" building. bank will not finance more than 1 unit? i will live in one of the units.

I rather have both of our names on the title. how will the bank finance only half of the building? is that even possible?

My partner does not have any established credit in this country. He has a SSN but he lives outside the country. would he still be able to partner on the mortgage? If I cant make the payments in the future, how will he secure himself from the bank foreclosing on the building?

thanks for the response. Again I dont know if an LLC would protect his $250,000 in the deal, in case something unexpected happens and I cant make payments.

creative financing? please help. i'm trying to buy a 4 unit multifamily and a store front building. my partner will bring in $250,000 cash and i want to get a conventional financing from a bank for the other $250,000. will the bank finance me for half of the building? and who's name will be on the title of the building?
