I have sold investment properties to clients over the years that have gained instant equity and great cash flow right out of the gate but for some reason get stuck myself on getting my own portfolio going.  I really want to be able to go to some of these clients or potentially others and present them with the opportunities of a partnership on some of these deals.

There are other comparable sales in the area which is where my valuation stemmed.  The estimated cost of repairs and market rent are based on my experience as a property manager here in the Greenville, NC for the last 12 years.  This neighborhood is not what I call the slum but a B/C area but finding a quality tenant at that monthly rental price will not be difficult for a 3 bedroom brick house.  It is approximately 1,025 sq ft

I have found a foreclosure property in my area that seems to be great opportunity but I want to confirm analysis with the calculators here on BP. The purchase price would be 25k with 20k in repairs for an ARV of 70k. I would be able to charge $700/month in rent and get this fairly easily. Am I missing something here? Should I make an offer before obtaining financing with private lenders? Thanks for the feedback.
