Are they paying rent? If they are, your out of luck.

Buy where you see the greatest ROI over the next 10 years, forget the primary.

The difference in interest rates will be negligent if your buying the right assets in the right places.

Hey Eyal,

DSCR loans can be originated by almost any lender in the country, there's plenty of great ones around here on BP. I would go with someone who specializes in the investment space as you will get best pricing, product knowledge & process.

A broker can make a break your deal by where they place your loan; Are you looking to purchase or refinance?

Are you intending to borrow money for a down payment ?

typically you will have some skin in the game, if you do the numbers, run comps and follow trends, the probability of failure is mitigated.


Don’t be afraid to fail, be afraid not to try.

Theres plenty of good lenders around BP who can get the job done,

If your looking for absolutely no points no fees, your rates going to be significantly higher.

Ask for a few different options and decide which one best suits your needs, no fees doesn't always end up being the best in the long term, as you are planning to save now but pay more later.

In terms of opportunity cost, I think there are plenty of incredible opportunities in the market place, it is worth doing if the spread in interest is going to offset by the yield made in investment.

Is this going to be a primary residence?

If so, if your credit is solid, it’s for sure beatable.

Mortgage Rates are dictated by the bond market more or less, fed funds are typically a trailing indicator of the T Bills.
