Tj Hines look for a firm who specializes in Securities law specifically real estate syndication. They'll get you everything you need to put together a legal PPM agreement. Approximately $15k to structure one. This identifies you as the asset manager and creates a passive investor relationship specific to the deal you are presenting.

I'm sure theres a few excellent PM companies in Phoenix. Just need to study the industry so you know what to look for. Getting you CPM designation would give you great insight. Gotta treat commercial real estate like a business and become an expert at what you do.
