I would focus on absentee owners with a high equity position, probates, code violations, and dispossed landlords (these can be found by looking up court cases where a landlord filed to have his tenant evicted).

Just my opinion, but I think this would be a hard targeted group of prospects to justify spending direct mail money on.

The reason is that most high equity homes will probably be caught up on their taxes. It is a possiblity that they may have back taxes, but I would think, if they were able to make payments on their home over a 10+ year span or greater that taxes would not be an issue or if they have a free and clear home then the chances that they are behind on taxes would be slim.

Not saying you won't find some gems, but you may be sending out a ton of direct mail just to get a small segment of homes.

I think it is more likely that these prospects will have little equity and the homes may be good candidates for short sales.

If you are equiped to work short sales and wholesale, this would probably be an ok area to spend marketing money.

I am not aware of how to get the info in my area. I know all tax sales are posted, but getting to the info pre tax sale could be challenging. However, challenging leads usually mean it is probably an untapped market!!!

Just my thoughts.

It really depends on what your exit strategy is. Do you plan to buy and hold, fix and flip, lease option, buy Sub2, or just wholesale????

Until you have 500 pieces of mail out there I wouldn't get discouraged. 35 pieces is way to small of a sample size to base any statistics off of.

Example: I remember dropping 6k on direct mail between Dec of 08 and March of 09. I am still getting calls from those campaigns. In fact, I just worked a small wholesale deal from it and closed a few weeks ago. Don't get frustrated.

I've never sat in on eviction hearings. How does that go??? Kind of like a funeral director sitting at the enterence of the hospital waiting for people to come in on a stretcher.........isn't it?????

That being said, I would still do it.

Well, I found the quickest way to find a deal is to scouer back through my old emails and see if properties were still available.

Just put a small one under contract today. Will let you know how it turns out!!!!!

Not even sure how you do that, but I'm def interested. I would do that all day long if I knew how to make $$$ doing it.

I just revisited some emails I got about 8 months ago and in the matter of 1 morning have 3 leads on houses. 1 of them seems like it could be promising.

I'm still open to any and all ideas!!!! Thanks everyone!

Chris,

I will probably go back into probates. My old biz partner is marketing to them heavily still and I just kind of wanted to avoid the whole running into one another situation, but I will probably do that anyway.

I've done a lot of absentee owner marketing and disposition (when landlord files against tenant) marketing in the past.

How do you get info for the inherited, code violation, and credit drop (not even sure what credit drop is)
