Shawn, not sure how old you are but I would not pull the 401k to pay off an investment property. Not only are you getting tagged with a 10% early withdrawl penalty, but you are loosing the full compounding affect of the interest.

I think you should diversify. I would never have everything in RE or In the market. Just like in any successful business you never want to count on one stream of income. Over time streams change. Some years they are dry and some years they are flooded.

I had a company in the state called 1-800-We-Answer. To tell you the truth I have always had much better success letting the calls hit my voicemail and then calling them back within 5mins.

If you go with a company or a VA search around till you can find someone over here in the States. It is a little harder search but if you look on odesk.com you should be able to find somebody.

I think you should search around the forum before you buy a coarse. I have been investing in probates for the last 3 years and it is very profitable if you are on top of your marketing.

Before you go and pick a transactional lender ask your title company if they recommend anyone. I have used a few national companies that charged me 2 points plus a $495 application fee. My title company recommended a local guy who was willing to lend for 1% and no application fee.

It might be far fetched but def worth asking!
