Just a quick response to some of the above remarks, and yes I could pass a test...if I chose to. I am by no means saying what was done in the original start of this thread was correct.

But Wholesaling RE in general is no different than what is done on daily basis...via trading Contracts of ABC stock, Wheat Futures, or a bank writing a Mortgage on a house. For the most part it is all done with leverage be it a $10 deposit to get a Contract for a House or 10:1 on a trading a count to purchase a Futures contract or loan from the FED based off bank deposits. It is all done to Leverage up for a Profit!

And when that leverage is called...well we have what happened in 2008!! Were they not licensed and regulated...that helped, didn't it?

Working a good handful of leads...mainly Portland metro, but some in Vancouver also.

I have a small handful of buyers I work with, but looking to expand that. So for you rehab guy/gals what are you looking for and where, along with what type of margins? Shoot me an email directly and let me know, and I will get back to you if I have something I think may work for you.

Also if you are a Buy/Hold type let me know on that too...as I have a good close in Portland duplex and a 4 plex in Beaverton that I am working.

Almost forgot if you are in to vacant lots...I have a decent close in reasonably priced lot I am also working.

Have you checked out SFG out of Seattle? Spoke with them awhile back about one I was working here in Portland...they seemed to have some good "spec" options.

Buy low and sell higher!!

The money is made in the buy...if you want to work on your houses and get paid, then that $$ should be taken out of the estimated rehab budget.

Nicole has it right...figure out what exactly he is looking for percentage wise out of the projects, and go from there.

And I can attest to the fact that good GC's are hard to find, meeting mine in the morning to see why current project is taking so long!!

You are in a great area to get some marketing going...you have the whole Sea Tac area to work with, plus Olympia. 

Learn everything you can on direct mail marketing, and jump in!!

I was more thinking along the lines of Edwin's point of view on this. Would you trust another title agent/s as much as you trust yours to get the complicated closings done properly? 

I completely agree with you that there are other ways to help each other out. I am actually working a probate deal at the moment where the Estate lawyer got the referral from a title agent he works with...thus the need for me to go with her on this deal to keep everyone happy.

So maybe just have a chat with your agent and explain the business that you have been sending her way, and any leads that come in...you would appreciate getting 1st crack at them?

If she Closes your deals as needed...then she is already helping you make money. What exactly are you looking for her to do besides this? Do more marketing and you should be able to grow your business just fine on your own...thus growing hers.
