Thanks JD- Im looking into out of state investments like Dallas, Cleveland, Indy. My question is- Would I look for higher returns and higher risk or lower returns but lower risk. 

Hi BP! - I am going to start my RE journey in a few months. What is your opinion on the first purchase being the safest in terms of financial risk? For example lower risk A-B neighborhoods vs buying in a higher risk C neighborhood. A growing population state vs losing population state. I know every situation and circumstance is different but I am looking for some insight or anecdotes to help me make a decision on my first purchase. My ultimate goal is to leave my W-2 asap.

Richard- Here is my insight being a analyst in IB. Whenever there is a question on the health of the US economy and the impact of policies passed down from governance; no one knows and nothing is for certain. There are too many variables to account for. With that said- you have to look at the impact on you specifically. Policies have different impact on everyone. 

To broadly answer your questions- Although early, he seems to want to increase fiscal spending which is great for the economy short term. But there are other policies to offset that spending like increase in taxes. How this will flow down to real estate prices?- not sure 

Interest rates is always interesting- Interest rates have been hovering at lows. The market has adjusted and this is now the norm. Any increase in interest rates will have a impact on the debt markets but I dont think it will impact housing markets significantly. Usually as rates increase, housing prices go down. From a NYC point of view, 25 bps is not going to stop anyone from buying a condo. The economy is top heavy here and increasingly throughout the US. It might have impact in other areas of the country.

Summary- noone knows. There are too many factors and flows to account for. Hope that answers your question.
