only thing I would consider is your rate per hour. what were your TOTAL hours involved in this? looks like, at a minimum, you worked 14 hour days for 3 months. $35k/1680 hrs = $21/hour. could you do better at a day job and (more importantly) could you get round year work flipping (tought to do right now). for us "day jobbers" I love do investing on the side. extra income. nothing better than texting a renter and a contractor (swapping info) so I am OUT OF IT. :)

 Scott, No doubt my hourly rate was aweful. I'm going to be more hands off in the future for sure!

Thanks a ton for the support! For some, the fear of losing money is greater than the gratification they'd feel if they risked it to make more. For me it's the opposite, and admittedly I'm pretty reckless, and could use a lesson from you on that! I could have just as easily lost money, but being in total control of everything made it less scary. We don't worry about things that we can control, because, we have them under control! 

Owning tons of rentals is the end goal for me, and flipping is a job so that I can afford to buy tons of them. Seems like you are already way ahead of me in this respect, so I should be asking you for advice!

 Thanks! I'm so glad she approves. My realtor's friend works for a small boutique furniture store, and they had worked out a special deal. My realtor paid for professional photography, and for the staging, and also gave me a discount (5%). Basically, she's a superstar.

 Agreed! It's pretty difficult to get a 20% return on the first one. The education alone is worth it!

 Correct, I did the deal for the promise of cash. Greed? Are all investors greedy? Why do YOU do deals?

Cal I shoot for 20-40% return on my flips because you never know what happens or what hidden expenses you will discover during the rehab.  It looks like you had an approx. 6-7% unleveraged return which would make me very nervous.

 Thanks! No doubt it was risky and I got lucky. I'm learning every day. Believe me I would have loved to make 20-40% on my first deal. Hopefully I can find ways to make that in the future.
