What what is the property zoned as? SF3?

Are you absolutely sure you want to do a HELOC, which typically has a variable interest rate, in an era of rising interest rates that will likely exaserbate the the HELOC's variable interest rate?

I've got an army of various contractors coming out this week. We're probably looking at a new retaining wall, 4 french drains, new gutters, slicing up the driveway for drains, and all of the interior repair work.

The property is not in a flood zone.  It is located toward the bottom of a hill in its neighborhood. Several properties worth of water drain through this property on its way down hill. What happened was a confluent of man-made and natural events in a freak accident sort of away. Put about 2 inches of water through the duplex.

What do you think the average number of residences per permit under "Apartment and Condos" is? 

1167 units divided by 186 permits equals 6.27.  I assume that's the number of buildings per permit and not total residences.

I could give you a long drawn out super detailed breakdown of what that would entail. But I'm not going to. By the time you got it up and running, it would cost you more money than you're currently paying and take more time to manage. 

I try very hard to be present for the repairs that are out of my league. Then I watch and learn. I don't pay professionals for their work, I pay them to teach me. 

Except roofers. Screw heights. I pay roofers for their work.
