@Keeley Park I love that you found BP from pinterest. I was listening to a podcast today and they said follow us on pinterest and I thought there is no way someone is coming from there. Thank you for proving me wrong. It's good to make it thought the limiting beliefs.

If you plan on working was th investors they want a few things.

1. Be available often.

2. Know your market and ARV.

3. Be able to sell the property quickly for top dollar with less stress.

So when in your free time analyze deals. For flips and buy and holds. Know what market rents are and what ARV is. The more you know the more valuable you are.

I find my reny rates in an owner market are better becauae it attracta a higher end renter or be considersd a A area. When it's mkrw rentals I would call it a B or C area. It all depends on where you want to invest.

If your office is doing the ignite program start there it gives you a very good idea of where to strat.

Also don't be afraid to do your first deal with another agent. I teamd up on my first deal ( which I woulnd't gotten it without the experianced agent) made a raving fan from the one family I've done 3 deals alone this year with two more in the pipeline.

I'm going to assume you are talking about Zillow marketing pre-foreclosures? When the notice of default is given on a home that is public record if you know where to look. Then Zillow or other companies advertise it as a pre-foreclosure at the amount owed the bank. Which is why it looks like a good deal.

I was able to get a mortgage at 19 with the job history of a job I stared in High School. I went full time at 17 so I had 2 years job history and a W2. It can be done at a young age.

In my state there is a section of the exclusive buyers agreement that if a buyer buys a home I showed them after our contract ends within a certain time fame ( it's a fill in the blank spot) I'm able to collect commission. I normally do a six month contract and two months protection period. 

If it's a big stress just pass on the homes. It sounds like the sellers aren't motivated enough to do a good deal anyway.
