@Arthur P. Might consider lost rent insurance. I know NREIG has a product like that. Other companies may have as well.

Anyone have experience with a company called Finance Factory? I've been talking with Sam Tbursi there and he's working in $75K to $100K credit line for my business, NOT credit cards. Their fee is 9.9% on what they can get me and I don't have to commit if I don't like the terms of the line of credit they propose.

Anyone have experience with Finance Factory?

@Jeff Byrne. We decided not to tell our family until we have 3 properties under profitable rent because of this. They have to come to the idea of real estate investing in their own. But, I would recommend them reading the foundational book Rich Dad Poor Dad to get them to see things they way you do.

I set up my LLC and am just about ready to start investing in 2-10 unit properties, BRRRR style. However, I'm in the world of insurance and not sure if general liability is best or professional liability, or something else. It seems most companies are recommending professional since I don't have an office that would require general liability. What do you use? Each of my properties will have their own policies tied to the property, this is just for the business.

@Michael Ablan great info, thank you! I'm a rehab and rent investor or BRRRR investor, but certainly the rehab to sell path needs to be considered as well as a Plan B exit plan.

Anyone been successful making the 100% financed deal work by getting a hard money or private loan and bringing the down payment with a business line of credit?

We are starting our rehab and rent business or BRRRR business in October, and will need to build relationships with good general contractors. Would anyone have good general contractors to recommend in Bakersfield CA?

Anyone have experience using Nation Corporate Credit from Illinois? Found them as they had advertised in Realty411 magazine. Talked. To their rep Mikyle, seems very professional. They offer LLC credit lines and personal loans.
