Sorry it took so long to respond.  Without Utah in your message, it didn't come up.  I like 

@Sam Levin, @Becca Summers, and @Steve Theobald. There are quit a few good ones. Do keep in mind that you will pay between $125,000 to $200,000 per unit depending on age and location. Rents for those units would likely be $600 to $1500 depending on where on the scale you are. The 1% rule is possible here, but it's mostly if you really dig off of the MLS.

Not an Excel file, it is in map form and you just look at all of the active comps in the area you are interested in.  

Solds are both accuate and existent, but you do have to get them from a realtor who is actively paying the MLS.

@Andrew McFarlane Utah is amazingly landlord friendly.  I have never had a tenant stay more than 15 days past my 3 day notice to pay or quit.  You just have to be willing to follow the rules and expect them to do the same.

There are a lot of programs that will give you access to the MLS actives. If you let me know you want it, I can send you a link to your smart phone. The solds are a bit harder. I am married to a realtor, so I just have him print them up for me. Most realtors are happy to type in your parameters and email the results to you pretty quickly.

Welcome to bigger pockets. The easiest place to see what the rental rates are is to go to KSL, which is not rentler and see what people are asking. Rents are very high right now, but I see no sign of them coming down anytime soon. Multifamily properties are very high on the MLS right now since so many people want to get into real estate investing. If you take your time you can still find deals.

There are a few tricks to getting very low down payment investment properties.  I'd be happy to share some tips.

One of my tenants needed some rental assistance this month so he applied to Utah Community Action for one month of help.  They asked me for several different forms and one of the items was a "Rental Dwelling Business License".  A WHAT?

I did a little research, and fortunately none of the cities we own in requires them.

Most of Salt Lake County started doing it in 2011, Ogden has been requiring the classes since 2004. 

Cedar Hills charges $65 per year for the first unit and $25 for each additional.

Provo charges $20 for one unit and $60 for a duplex or larger (not sure the logic there).  

I don't know why it is surprising me so much that government has found another way to get more income, but it just hit me wrong.  Right now the rental market is so strong that if I do buy in a city that charges it, I will have no problem raising the rates and passing the cost on to the renter. 

The main point of this post is please check for another possible expense when you are doing your cash flow analysis.  Not a huge cost, but they do pile up.

@Michael Douglas Christensen I like the US census site.  Here is an example for Riverton, but you could also change it to SL county or the entire state of Utah.  http://www.census.gov/quickfacts/table/RHI105210/4964340
