@Isabella Mendes I would guess you are not an accredited investor. Hard money lending is not an option for you. You could do PML, but in your situation, being a PMP might be a better fit. Yes, investing in real estate can provide you better returns vs the market (no need to contact an advisor). You don't need to contact a real estate agent. You will be able to look at all of the details of a real estate investment before investing.

@Nana Sefa always get title insurance. You may not use it, but the one time you don't will cost you. This is when you will regret it.

It seems like Crexi is the best option when searching for warehouse rentals. Hopefully, someone can give me some more suggestions.
What websites would you suggest when searching for warehouses to purchase?
Also, open to options where businesses are looking to sell.

That is a big dilemma! You could pay for the water, and if you don't end up buying it, then that is the cost of doing business.
That being said, I would still need more information. You said the seller isn't willing to pay. Which has me wondering, what is the sellers motivation for selling ?

@Kevin Smith Thank you! Great information and feedback. The a little over $2 per square does sound like the rate for a blank retail space. Looks like getting a BOV would be the next step, especially if I am looking at more than blank space.
