Create relationships with multi family commercial agents. Let them know how much money you have, experience with multi family,  and are you preapproved? 


I should have expressed myself better. It's not too difficult to figure out a Realtor's reputation online, and to build relationships with Realtor's. I have seen some wholesalers in the multifamily arena, and I was finding it more challenging to screen them. But you are right, commercial agents is where it is at for most part.

I am looking at apartments, 5m or less. Been looking in Georgia, Florida, Indiana and Oklahoma City. I have been connecting with "wholesalers", however it sure is challenging weeding out the not so good ones. Any advice, or great questions to ask to screen them?
