All those are normal, avrage tenant stay 2.5 years, and vacancy 1-2 months most of the time because the PM take their time...
Average damages is around 8k, I had 4 evictions in the 8 years...

Perhaps these are just being managed badly. A management change may be in order. However you are in 4 markets. That tells me you are investing in 3 if not 4 markets you do not know well. You may have overpaid or chosen sub market that are tough to rent.
I would suggest finding investing groups in each of your markets and network with other investor to determine if you are in bad neighborhoods and to see who are the best managers and
I Purchased the properties for 2.6M now they worth $4.2M, all of my properties are higher than the 1% rule ...
Good PM is my biggest challenge, the 2 properties I manage myself remotely are my best preforming properties.

Hi everyone,
I’ve been investing in real estate since 2017 and would appreciate some perspective.
I currently own 12 properties totaling 23 units across 4 different markets. The portfolio is worth around $4.2M with a 33% LTV. Gross rents come in at $34K/month, mortgage payments total $6.2K/month, and expenses (insurance, taxes, property management, HOA) are roughly $9K/month.
On paper, this setup should produce around $12K/month in net cash flow, but in reality, after accounting for vacancies, repairs, and turnovers, I’m consistently left with only $7K/month. The gap between projected and actual cash flow has been frustrating.
Additional context:

13 units are less than 10 years old in A- to B+ areas.

10 units are older but well-maintained in C-class neighborhoods.

I see no significant difference in maintenance or turnover costs between these property types.
This portfolio was meant to fund my early retirement, but the cash flow has proven inconsistent and unpredictable. I’m now considering whether I should sell a few properties and reposition.
Has anyone experienced similar issues despite owning seemingly solid assets?
I’d love to hear your thoughts, strategies, or whether others have taken a different approach in similar situations.

Hello
I started my real estate journey 4 years ago, purchased a few properties every year, my current portfolio includes 17 units with a monthly cash flow of $8K, now I am trying to figure out my next step. My initial cash flow goal was $12K to cover our monthly expenses, with inflation its looks like we need $15k.
I have $1.4M in debt and $2.2M equity in my properties and I don't like debt, I am trying to figure out if it makes sense to start to pay off my 9 mortgages and reach my goal of 15K with free and clear properties (I believe I can do it in 6-8 years).
The biggest struggle is to pay 3%-3.5% mortgages... I am sure I will look back 15 years from today and think I did a huge mistake
I will love to get opinions from more experienced investors

I really need help on this, I have a C class rental, we need to replace the shower and the size is very unique, then there has to be tile on the wall and floor.
Any recommendation for the type/color of tiles on the shower wall and shower floor?
Design is not my thing and I got lost with all the options, I do it from the other side of the country...

Hi BP Community!
Can anyone recommend a fair and honest general constructor in Panama City FL?
I purchased remotely 5 unit property a 3 months ago and I have the first turnover in one of the units, looks like the unit is in bad shape and I just received a huge quote for an 850sqft unit turnover from my PM to basically replace everything... 30k quote....
I need help and don't know where to start... any suggestions/advice would be extremely valuable.
