New construction for a rental sounds too expensive. Hopefully the numbers make sense. I think it is better to buy a lower priced home in a C or B class neighborhood and make a better return.

I don’t usually accept pets, but once in a while I will let them. I just get a “pet deposit” of $300. I am more likely to accept pets if the unit has no carpet. Carpet tends to soak in a lot of pet smells.

@Robert C. I do general mailer deals. I usually buy parcels 1-10 acres and from $5k-$20k. Mostly in Western States.

@Victoria Coleman They pat most of the utilities. I usually just pay the sewer. If it is a multi-family, I will pay trash and water as well.

@Kelly McCandless Amazing Job! Now you want to turn that savings into income. I would look into buying a cash flow property free-and-clear probably in middle America. I personally buy SFR rentals now for $50k.

House hacking is a good idea as well. Or looking into a multi-family maybe $200k or under. With your possible down payment, you should cash flow nicely. Great job saving!

@Robert C. I flip land. I only have done a few deals. I do like that I don’t fix anything like I do with my rental properties. I have a parcel near Redding CA right now.

@Charlie Moore One Time a tenant brought fleas in. I don’t even allow pets. It was hard to finally get that cleared. I had to keep it all for that.

@Victoria Coleman For me, the main thing I do is get utilities on and keep the thermostat around 58-65 degrees when temperatures get freezing.

@Renee Ren. This is a good list to start with. I do think the 100k is a good price point to start with for cash flow. Memphis is good for cash flow but not much appreciation. Nashville is growing but it is getting expensive quick. So it is finding that right balance. I personally just go more towards the cash flow.
