Todd, as a RE agent I should not provide an opinion on the area, however I often use the “Crime and Place” app when a Buyer asks about an area’s personal and/or property crime statistics. Well worth the $20 app cost IMO, especially for an out of area investor.

Your best position is to have an active MLS feed sending properties to you along with an agent that knows the areas where you are looking to invest. Neighborhoods in the Sacramento region can vary greatly for a similar investment price and similar rent. Finding an area that you feel matches your preference for risk is important.
