Hey guys,
Question on property managers. This may have been answered in a thread and I missed it but...does your PM retain a certain amount for repairs ? For example, our PM (Remax Haven), keeps a minimum contribution of $500 to cover any repairs. Wondering if there's other PM's that either don't retain an amount or retains a lesser amount ? We have been with them for a year now and may be transitioning so I'd be appreciative of any PM you all can vouch for.

@Account Closed I am struggling as well with honest contractors. I get the market is hot but goodness gracious. Has integrity completely gone out the window? I'd be very appreciative if you happen to come across any references. Good luck with your search.

@Isabelle Castelain Thanks for the insight. We have 7 doors purchased last year. What PM are you currently with ? I am with Remax Haven and have some communications issues, tenant placement concerns. They recently completed a lead certification and charged well over $450 fee..upwards of $750. Anyone willing to share their PM and experiences ? I'd appreciate the support.
Has anyone recently gone through a HELOC? Big banks (BofA, Chase, etc) aren't providing these anymore during this time. Interested if small local banks would be able too.

@DenisWoosley thanks for the insight. With the repairs from home inspection, we’re looking to tackle priority items first then work our way to the small items. Any recommendations on contractors by chance? Even with them being busy and all

Thanks for the info. Currently pending two other quotes from previous ones received which were upwards of $1700 for the year. Yikes.
