Hey Chris, great job jumping right in! You should attend one of the RareBird events. It is a local Real Estate Investors group. Me and my Wife and I recently became members. You can go for free for a while without paying anything. They meet on the 2nd Thursday of each month in Tigard. There is about 75-100 investors their. I am fairly new myself, me and my wife both became Real Estate Brokers because we didn't like our jobs at the time and wanted to learn the hoops while building capital to invest.  RareBird hires Real Estate Brokers to work their own deals (I don't work for them though)

I recently came off active duty and have since gotten my Real Estate License with Keller Williams Reality Portland Central along with my wife. I have been listening to the BP podcast for almost a year and have been a member for a little over 6 months. In the long run my wife and I want to get into large scale BRRRR investing.

We are fresh and very hungry for education and experience. We want to work with investors since we will be doing our own investments in the future.

What do you think is the best way to market to Real Estate Investors?

I have a lot of research to do! Thank you all for taking the time to share advise. I am new and have never done anything outside of house hacking before. I think it might be wise to start out with a deal less complicated.

@Rick H. I am naturally one who enjoys taking risk and jumping right in to things. Since this would be my first deal I am not in the right position to take a large amount of risk. I will be taking the Jump from Active Duty Military to full time Real Estate Agent in the next month so I think I should stand fast for a bit.

Welcome to BP! Me and my wife are also new to investing and want to flip properties in the Portland market. I have noticed from driving around in SE Portland there is a lot of vacant properties that are not on the market, several in my opinion would be a great rehab project. I am trying to figure out how to contact the owners. We decided to really dig into "Off market" properties since the housing in Portland is scarce. 

My mother-in-law owns a rental property in Portland, OR 97236. There is a vacent property directly behind her's. I looked up the county tax records to find that they have not been paid in 3 years, making the total amount owed is $9,800. 

I have heard rumors that if you pay off the overdue property taxes the county will give you title. Is that true? If so, does the county give me a Quitclaim deed in exchange for the paid taxes?

We would like to buy the house and really could use some advise.
