We didn't end up using MLV, at least not yet. When our first renters moved out, we decided to try out one more round of renters to see if anything would change. These second renters are much quieter people, so we hardly ever hear them, though I'm sure they hear us, mostly from our foot impact. For now we are glad we waited on installing MLV, and are learning that having quieter tenants makes a huge difference. We obviously can't guarantee always having quiet people downstairs, so eventually we may still try out MLV.

Can anyone tell me where I can find the videos of the Bigger Pockets folks analyzing deals? I seem to remember a video series where in each video, they would pick a deal to analyze. Videos were maybe about 10 minutes long. I really enjoyed these, but now I can't find them for the life of me.

Recently closed on a single family home with a legal accessory apartment in the basement.  My wife, daughter, and I are living upstairs and renting out the basement.  The house was built in 1938, and it appears that no measures have previously been taken to soundproof anything.  We are feeling most anxious about us hearing our renters, and our renters hearing us with our often yelling toddler. 

I have heard good things about using mass loaded vinyl to help soundproof.  Has anyone on here laid out mass loaded vinyl under their main flooring and been happy with the results?  Or were the results underwhelming?

I am wondering if anyone in Utah has used Homie Cash to buy a property? I am curious about how the process went for you. I currently am working with a realtor and a mortgage broker who are not affiliated with Homie, and I wonder if it will still be possible to qualify for Homie Cash. If I do still qualify, will there be a fee for not using Homie's realtors or financing?

@Will Fraser thanks for your comment!  I appreciate the info.  I have a couple of follow up questions:  there is no centralized place to find off-market deals, right?  My understanding is that by definition, off-market is referring to something that is not publicized.  So you need to find these deals on your own.  Any tips for finding off-market deals?  Do wholesalers focus on off-market deals while realtors focus on on-market deals?

I would like to learn more about off market real estate in Utah County. I had a friend mention that the only way to get off market deals in utah county is to buy with cash. Is that true?

What types of properties are typically being sold off market in utah county?
