Thanks. Lender is ok with it. I just can't get ahold of my dang accountant this week. But seems to be the safe bet to switch to LLC

Question, I'm doing a refinance on a duplex I bought in just my name. Since then I have bought property under an LLC.
I am debating on changed the ownership while refinancing from my own name to my LLC.   Process seemed easy enough on the title side and financing side.    
One property is under the LLC, 5 are just under my name.  

Are there any tax consequences in doing this change?   Capital Gains due?   Recorded sale?  Title works is handled,  I’m just wondering if there is any downside I may not be thinking of??  

I know owning multiple properties under one LLC is a kind of gray area, but it's gotta be better than my personal name.

A question asked by every Realtor.  :) 

I think the simple answer is to just reach out to people.   

81% of people only reach out to one Realtor.  This is a numbers game,  so be the one to reach out.

Side note-   It's not being pushy, I just call it following up.    Agents who don't consistently check in with clients will lose them.   

Persistence is key in for agents. 

And yeah, just tell her you have decided to use someone else.   It hurts, but it's better to know than wasting time on looking for things for a client that doesn't want to use you.

 Can you expand on this?  

Are you financing a deal personally as a seller and looking for someone to do title work?   I would talk to The Title Team in Bismarck for that.  

Or are you the buyer in this situation wondering how to go about for a contract for deed?   I would recommend a good real estate attorney to draw that up.   Normally here if a buyer is asking for seller financing, it usually lands on them to cover the costs for an attorney to draw up the contract.

What about just tossing a few snow shovels and bucket of salt out by the exit doors.  I've had decent luck having some random tenant just handle it themselves, especially if it's just a light dusting of snow.

I think we are going to need more information to be helpful.  But my advice is read the bigger pockets book on rehabs.  Could be a good start.

I like to check their Facebook reviews, and also look through posts of people looking for rentals and see in the comments what property manager is getting tagged the most.  

Make sure they have good relations with contractors.  If they do enough business with plumbers, exterminators, and things like that they usually get a better price, and they will pass that savings on to you.
